Characteristics of our properties
The Body Corporate voted some years ago to change the Utopia Building Code to move away from thatch due to the fire risk. No new buildings with thatch roofs are allowed. The Building Code has also changed to allow larger units to be built and to move away from the old fashioned A-frame cheaper style of building. Many owners have upgraded and built more modern and functional chalets.
Chalets are still built to blend in with the bush i.e. utilising stone cladding and natural materials such as thatch. Utopia also encourages the development of properties around existing trees and natural features. Wooden decks, simple designs and natural flow are all part of the Utopian call to preserve our environment.
Utopia has a small but steady turnover of ownership among its properties, ranging from thatched and non-thatched chalets which are either the traditional A-frames or larger and more modern variations, along with a few remaining undeveloped stands and a couple of stands which already have foundation blocks.
All but a handful of Utopia’s chalets have now been converted to Sectional Title, thus making bank bonds a possibility for the first time in Utopia's history and giving owners more security of tenure than ever before. Approximately 90% of the two-level chalets are thatched, but owners have the option of converting their roofs to Harvey Tile or Thatch Tile, both of which carry a considerably lower insurance premium.
All owners pay exactly the same levy irrespective of the size of their built unit (limited to a footprint of 17.5 x 17.5 metres). What owners may build or rebuild is very strictly regulated by a Building Code which preserves Utopia’s unique and largely uniform aesthetic.
Group insurance premiums depend on the floor space of the unit and only cover the structure – contents insurance is a matter for owners themselves. Owners also pay Rustenburg Municipality a modest monthly rates and taxes bill.
